How to arrange a home repair in Ho Chi Minh City
Start with a clear description of the problem, your building location and access arrangements. Ask for a written scope and separate the inspection charge from any repair or replacement parts. Approve the work before it starts.

Prepare a brief a provider can act on
Say which appliance or fixture has a problem, when it started and what you can observe without opening or repairing anything. Include the brand or model if available. Photos of the unit, leak location or error display can help explain the request. A request for an AC that does not cool is different from a request for routine cleaning.
- Your area, building name and access contact
- A short description and clear photos
- Times when someone can provide access
- Whether the landlord needs to approve the work
Describe an AC problem without diagnosing it
Tell the provider what you noticed, when it started and which unit is affected. Describe a room that does not cool, an unfamiliar sound, visible water or a displayed error without deciding which part has failed. Share the model or a photo of a label only if you can reach it safely. Do not open the unit or attempt a repair for the booking brief.
- Is this an inspection, routine cleaning or a repair request?
- Does the visit quote include inspection and cleaning, or are they separate?
- Who will approve a revised quote if parts or additional work are proposed?
Prepare a plumbing visit
Name the affected fixture and describe where you noticed the problem. Photos you can take without opening fixtures can help explain the request. Give the provider the access contact and tell them whether the landlord must approve the visit. A booking brief does not establish the cause or the repair method.
- Which fixture or area is affected, and when did you notice it?
- What are the inspection, labour, parts and cleanup charges?
- Who approves additional work and receives the follow-up explanation?
Compare the work, not only the headline price
Ask whether the quote covers a visit, inspection, labour, parts and cleanup. Ask what happens if the inspection finds a different fault. Avoid treating an initial estimate as approval for extra work. For electrical, plumbing or appliance work, ask the provider which qualifications or experience are relevant to the task.
Agree access and follow-up before the visit
Check with your landlord or building management whether the visit needs registration, an access pass or permission to use a service lift. Requirements depend on the building. If you will be at work, decide who can admit the provider and who can approve changes. Ask for an explanation of completed work and any applicable warranty terms.
A repair brief you can copy into your message
Use this outline to describe the request without trying to diagnose or repair the equipment yourself. Leave anything you do not know blank. Do not send door codes or identity documents in the first message.
- Problem: what you noticed and when it started
- Equipment: brand, model and any visible error message
- Location: area and building name, without access codes
- Access: available times and who can admit the provider
- Permission: whether the landlord has approved a visit
- Costs: ask for the visit fee, repair scope and parts separately
- Changes: require a new quote before extra work or parts are approved
What Saigon Desk can coordinate
Send us the brief, your availability and any approval limit. We can discuss suitable providers, clarify the scope, arrange the visit and follow up on changes. We charge for coordination; the provider performs the repair. Availability is not a promise of an immediate visit. If there is an immediate safety risk, contact building management or the appropriate emergency service rather than waiting for concierge coordination.
Early enquiries are welcome. Bookings are not open yet. Tell us what you need, and we will discuss availability, scope and fees before any work is agreed.
